PNB Housing’s results offer a useful distinction: adding loans to a lender’s portfolio and funding new borrowing are not always the same transaction.
The company reported ₹9,609 crore of disbursements for the September quarter, up 60% year on year. Its October 28 presentation says that total includes ₹838 crore of purchased loan pools. Those are existing loans acquired from other lenders.
The Breakdown
A mortgage produces a stream of repayments over time. A lender can hold that stream or sell rights to it. Purchasing a pool gives the buyer exposure to loans already made, rather than requiring another home purchase or a new borrowing decision.
The National Housing Bank’s explanation of mortgage securitisation, last updated in 2022, illustrates the distinction. Loans are selected from an existing portfolio, transferred and then converted into securities. Its documentation also separates ownership of the debt from the work of collecting instalments: a servicing agent can continue administering the loans.
That is background on how mortgage finance can be organised, not a description of PNB Housing’s specific transactions. Direct loan assignment and issuing securities are different structures.
A second check on the earnings
Another footnote concerns net interest margin, which relates interest income after funding costs to average interest-earning assets. PNB Housing reported 3.67%, compared with 3.50% in the June quarter. Excluding a one-off prepayment charge on a corporate account, it puts the latest figure at 3.49%.
The adjustment explains why the reported improvement should not all be projected into future quarters. It does not establish what subsequent margins will be.
Why This Matters
For readers assessing a lender, three questions help: how much business was originated, how much was acquired, and which earnings are likely to recur? Each answers a different question about expansion.
For borrowers, an aggregate results presentation is not an instruction to change where an EMI is paid. Any account-specific change needs verified communication and the relevant loan documents.
The Crunch
The useful story is how growth is assembled. A bigger portfolio, a busy lending quarter and stronger recurring earnings are separate things to establish.
